Poured concrete retaining walls in Cumming and Forsyth County

A smooth poured concrete retaining wall along a curving paved driveway, with a row of small round weep holes low on the wall and woods on the slope above.

A poured wall takes up less room than most other walls of the same height. That matters on a narrow side yard, beside a driveway, or anywhere a thick block system with a long reach of geogrid won't fit. It's a heavier job: forms, steel, a footing and a concrete truck that needs to get close. HomeGuide puts it at $20 to $45 a square foot of wall face, and a tall one needs an engineer.

How does a poured wall stay up? The footing runs back under the hill, so the soil sitting on it helps hold the wall down. Steel bars tie the stem to the footing. Gravel, a pipe and weep holes let the water out.

Poured walls often suit a tight lot with a house, drive or property line close by. Where there's room, block is often simpler and offers more choices in appearance.

How does a poured wall stand up?

Most poured walls are what contractors call cantilevered: an L- or T-shaped wall where a wide footing runs under the soil behind it, so the weight of that soil helps hold the wall down. Steel bars tie the footing and the stem together. HomeGuide lists cantilevered walls at $40 to $80 a square foot, above the simple poured wall row, because of that extra steel and footing.

A poured wall can't let water through its face the way dry-stacked block does, so drainage has to be built in. Weep holes or a pipe at the base, with gravel behind the wall, keep water pressure off the back.

What are the steps in building one?

  1. Plan and permit: Over 6 feet from the bottom of the footing, Forsyth County wants a permit and an engineered design. Get the stamped plan before pricing a tall wall.
  2. Mark and dig: Make a Georgia 811 request at least 3 business days ahead, then dig the footing down to firm ground.
  3. Set steel and pour the footing: The bars that tie the wall to the footing go in before the concrete. Footings run $18 to $55 a foot on their own in HomeGuide's table.
  4. Form and pour the stem: Forms go up, steel is tied, and the wall is poured, often in a single day.
  5. Waterproof and drain: Gravel, a drain pipe and any weep holes go in before the soil comes back.
  6. Backfill in layers: Soil is compacted a little at a time, after the concrete has gained enough strength for the load. Your contractor sets the timing.

How much does a poured concrete wall cost in Forsyth County?

Going by HomeGuide's 2026 table, poured concrete runs $20 to $45 a square foot; LawnStarter says $20 to $40. On a wall 50 feet long and 4 feet tall, 200 square feet, that's roughly $4,000 to $9,000 for the wall itself, before excavation, drainage, an engineer and any finish.

A stone or stucco face, a stamped pattern, or a truck that can't reach the site all raise the price. Angi reports labor rising by 50% or more on sloped lots. An engineer adds $350 to $750 by Angi's figures, or $500 to $2,000 or more by HomeGuide's, depending on how complex the wall is.

Can a poured wall be built close to a property line in Cumming?

In the unincorporated county, the development code allows retaining walls within setbacks at any height, though lots outside a final platted subdivision are treated differently. Inside Cumming, the city's permit application asks for a site plan showing setbacks, buffers and easements. In both places, an easement or a utility line can stop a wall where the code would otherwise allow it, and the county says checking setbacks is the owner's job. A survey is cheap next to moving a concrete wall.

Common questions

How long does a poured concrete wall last?

HomeGuide lists concrete at 50 to 100 years, and LawnStarter says up to 100. Cracks from poor drainage or a weak footing are what usually shorten that.

Is a hairline crack in a poured wall a problem?

A thin crack that has stopped growing is often just shrinkage. A crack that widens, shifts out of line or weeps is worth having looked at.

Can a poured wall be faced with stone?

Yes. Veneer or a stamped form can make it look like masonry. Ask for that price as its own line, since it can add a lot.

Is poured concrete stronger than block?

Not automatically. A well-designed block wall with geogrid can hold a lot of soil. The right choice depends on height, space, access and budget.
